Mello-Roos

Mello-Roos taxes pay for the infrastructure (community facilities such as police & fire departments, parks, schools, libraries, etc.) of the newer communities. These “special assessments” are in addition to your normal property taxes, but are paid at the same time to the county tax assessor.  Part of the benefit of living in a newer community is that these facilities are also new.  The amount of taxes you pay is not based on the value of the property, but was set up before the home was built.  For any property affected by Mello-Roos taxes, the seller must provide a disclosure that documents how it is calculated, how long it lasts, and how much it can increase.  Only homes built after 1986 can have Mello-Roos taxes, but not all homes in South Orange County after that date have them.

At this time, the areas that are subject to Mello-Roos are:
Aliso Viejo (most, but not all)
Foothill Ranch
Portola Hills
Rancho Santa Margarita
Trabuco Canyon (some areas, not all)
Mission Viejo (only some of the newer areas)

The following cities have no Mello-Roos taxes at this time:
Lake Forest
Laguna Hills
Laguna Niguel
Dana Point
